Cibolo Canyon Habitat Conservation Plan

TF Cibolo Canyons, LP amended the Cibolo Canyon Master Phase II Environmental Assessment/Habitat Conservation Plan (EA/HCP) and incidental take permit (TE-102437-0; Permit), issued February 28, 2006, which covers incidental take for the golden-cheeked warbler (GCWA). The amendment revised the boundaries of the preserve and development areas by preserving an additional 144 acres of approved development area in exchange for a 30-acre portion of preserve. Mitigation for the original Permit included the establishment of a 760-acre conservation easement conservation easement
A conservation easement is a voluntary legal agreement between a landowner and a government agency or qualified conservation organization that restricts the type and amount of development that may take place on a property in the future. Conservation easements aim to protect habitat for birds, fish and other wildlife by limiting residential, industrial or commercial development. Contracts may prohibit alteration of the natural topography, conversion of native grassland to cropland, drainage of wetland and establishment of game farms. Easement land remains in private ownership.

in exchange for development of approximately 846 acres of variable quality GCWA habitat. The final preserve totaled 768 acres. The revised boundaries result in an overall reduction of the development area to 732 acres and an increase in the preserve to 882 acres.
